At Southern Customs, we believe our success depends on one important quality: the ability to listen. When designing and building your custom home, we want to discover your specific needs and desires so that even the smallest detailed decisions are catered to providing the best solutions for your dream home.

Each client and each situation are unique. Southern Customs tailors our solutions to fit the situation. Here are the key steps that compose the custom home building process.


1HOMESITE SOURCING & SELECTION

Engage us to find a homesite that meets every single one of your needs – homesite size, views, solar orientation, topography, water access, traffic patterns, school districts and on and on. Tell us what your “dream homesite” would be like, and we’ll put our land acquisition experience to work in finding you the perfect solution.

2ARCHITECTURE AND PLAN DESIGN

For many, this phase is what they relish the most. This is where we see years of pinning favorite photos from design magazines and websites come into fruition. Our partnerships with the leading residential designers in the South allow us to have truly engaging design meetings. The focus is on discovery of our clients’ needs, wants, dreams and desires. Our goal is to create a design that demonstrates style and creativity. “Dare to be different”.

3INTERIOR DESIGN AND THE SELECTIONS PROCESS

Every new Southern Customs build includes a personal professional interior designer acting as a “design concierge”, assisting our clients through the myriad of decisions in colors, finishes and fixtures. Our interior design partners are specialists in residential custom home design – and know exactly how to achieve the look you are going for. They also truly understand the home building process. Imagine that! Their knowledge and guidance help keep the “fun” in the selections process.

4PRE-CONSTRUCTION: ENGINEERING, SITE PLANNING, BUDGETING AND PERMITTING

Once all the design decisions have been made, we proceed to siting the home upon the lot, engineering the home structurally, bidding, budgeting, and permitting. Local municipalities have great impact on this part of the process. A typical range of durations for this phase is from two to three months, depending on the complexity of the project.

5CONSTRUCTION

For most of our homes, the actual construction process takes approximately eight months from when the foundation is placed. We take great pride in the bond between ourselves and our subcontractors and suppliers. We treat everyone with respect and professionalism, just as we would expect to be treated. This results in a truly collaborative onsite environment that you just do not see at all home builders. When you build with us, you will have endless opportunities to see this in action with your very own eyes.

The founder of Southern Customs will stay by your side through every step of the build. There are no hand-offs to “junior level staffers”. 6CUSTOMER ASSURANCE

We have a multi-faceted customer assurance program to address workmanship concerns before and after you move into your new home. The key components include regular onsite meetings to keep you apprised of build progress, multiple detailed home orientation meetings preceding completion of your home, and continued direct access to the owner of Southern Custom after you move in. If something needs attention, we want to hear from you. Combine this with an independent structural warranty program and NGBS inspections and certification…you’re assured your home will function exactly as you had hoped for. We’ll make sure of it.
